City Contributes To Housing Shortage: X
N1 and N2 zoning is so-called gentle intensification.
That is three- and four-unit buildings on a lot. That’s lotsa lot.
From X:
@MikePMoffatt “Since #ottcity has no control over immigration policy, it either needs to allow building out, or allow building up in a family-friendly way. By choosing to do neither at scale, it ensures the City’s shortage of family-friendly housing will persist.”@KenGray https://t.co/ckNNsLHa2f

In the urban area of Ottawa, the zoning is at least N2 and N3. N2 will allow 6 units on an ordinary 50′ X 100′ lot, and in the order of 10 in N3 with maximum density of 220 units/ha (about 10 times what you see with a single house on that size lot today). On larger lots, N3 housing unit numbers can be much higher with vertical severances. All this with no parking minimum provided.
